The lender evaluates the property using a Debt Service Coverage Ratio (DSCR), comparing actual or projected rental income to the new mortgage payment (PITIA). If the DSCR meets program guidelines and you show sufficient assets for down payment and reserves, the loan can be approved without personal income documentation, without a credit score requirement, and with far fewer conditions than a traditional loan.
