How it works

This DSCR program qualifies foreign national investors primarily through the property’s rental income and cash flow, not personal income, tax returns, or employment verification. The lender evaluates the property using a Debt Service Coverage Ratio (DSCR), comparing actual or projected rental income to the new mortgage payment (PITIA). If the DSCR meets program guidelines and you show sufficient assets for down payment and reserves, the loan can be approved without personal income documentation, without a credit score requirement, and with far fewer conditions than a traditional loan. This structure makes it investment-only and highly efficient, allowing you to focus on acquiring or refinancing U.S. investment properties quickly.
