How it works

Refinancing as a foreign national starts with a review of your current U.S. mortgage, property type, and goals—whether you want a better rate, lower payment, equity access, or a different structure. From there, you choose between Full Documentation, where approval is based on a complete review of your verified income, employment, assets, and credit (often resulting in stronger pricing and higher LTV up to 75%), or Reduced Documentation (DSCR), where approval is based primarily on the property’s rental income and cash flow, with no personal income verification, no U.S. credit requirement, and LTV up to 70%. Once the path is selected, we collect the appropriate documentation, order appraisal/rental analysis as needed, underwriting reviews the file under the chosen program’s rules, and at closing your existing U.S. mortgage is paid off and replaced with the new foreign national refinance at your updated rate, terms, and balance.
