How it works


The DSCR Investor Loan qualifies you by measuring how well the property’s rental income covers the monthly payment (principal, interest, taxes, insurance, and HOA if applicable). Instead of reviewing tax returns or employment history, the lender uses the appraiser’s rent schedule and existing leases to calculate the DSCR and confirm it meets program guidelines. Once the DSCR, credit score, and basic reserves are in line, underwriting is streamlined so investors can move from approval to closing quickly

Required Documents
